Under state law and Department of Taxation rules, real property in all counties is reappraised every six years and property values are updated in the third year following each sexennial reappraisal.
The Ohio Department of Taxation compares the assessed taxable value to the sales price of properties sold in "arm's length" transactions between a willing buyer and a willing seller. The sales ratios developed from this comparison are provided to county auditors for use during the reappraisal to prepare the new property abstract. The department then uses these sales ratios to check the county's reappraisal process.
